Basics
What is a decorative brick wash?
A finish applied over brick to change its color and look while keeping its texture. The main types are whitewash (thinned coating), limewash (lime-based mineral wash), German smear (partial mortar wash), and slurry (full mortar wash).
What's the difference between limewash and whitewash?
Limewash is made from slaked lime and soaks into the brick, curing into a soft, matte, mottled mineral finish that breathes. Modern whitewash is usually a thinned masonry coating or paint that sits on the surface and looks brighter and more even.
What's the difference between German smear and slurry?
Both use mortar. German smear is partial coverage with brick showing through for a rustic look; slurry is full coverage for a stucco-like look where the brick's shape still reads through.
Can washes be used indoors?
Yes. Fireplaces, kitchen backsplashes, accent walls, and outdoor kitchens are all common. Keep washes off the inside of the firebox.
Can you wash stone as well as brick?
Yes. Brick Restoration applies all three of its decorative washes to both brick and stone.
Durability
How long does limewash last?
It depends on exposure. Sheltered walls hold up for many years; walls that take direct rain patina and thin gradually, and many homeowners refresh every 5–7 years. That gradual softening is part of limewash's character.
Is German smear permanent?
Yes. Cured mortar bonds strongly to brick and can't be removed without aggressive methods that can damage the brick. Be sure of the look — and approve a sample — before committing.
Can limewash be removed?
Partly. It can be wiped back while wet. Once cured, it can often be reduced with pressure washing and masonry cleaner, but rarely removed completely from deep pores.
How do you maintain a brick wash?
Light finishes show dirt over time; a gentle low-pressure wash or scrub usually refreshes them. Sealing a mortar wash with a breathable water repellent after application is strongly recommended.
Will the wash fade or wash off in the rain?
Mortar washes don't wash off once cured. Limewash is designed to weather slowly, especially on exposed walls. Whitewash durability depends on the product.
Will it work on my brick?
Can you limewash painted brick?
No. Limewash needs porous, unpainted, unsealed masonry to bond. Painted brick may still be a candidate for a whitewash designed for painted surfaces, a mineral paint, or a mortar wash.
Can you whitewash or smear over painted brick?
Often, yes — depending on the paint's condition and adhesion. A contractor should test first.
How do I know if my brick is sealed?
Splash water on it. If it darkens and soaks in within a minute, it's porous. If it beads up, it's likely sealed and limewash won't bond until that's addressed.
Will a wash hide cracks?
No — light finishes make cracks more visible. Cracks, failed mortar, and structural issues should be repaired before washing.
What is the white powder on my brick, and does it matter?
That's efflorescence — salts carried out by moisture. It should be cleaned and its moisture source fixed before washing, or it can blotch the new finish.
Cost & timing
How much does a decorative wash cost?
Brick Restoration's typical exterior range is $12,000–$25,000, depending on brick area, height, and repairs. A one-story, ~1,800 sq ft home with brick on all four sides runs about $12,500.
Why are some prices online so much lower?
Many online figures assume a painter brushing limewash onto brick in perfect condition, without masonry repair, sample panels, or sealer — and don't cover mortar finishes like German smear and slurry, which are masonry labor.
How long does a project take?
About 7–10 days for a one-story, ~1,800 sq ft home, including repair, sample approval, application, and cure.
When is the best time of year to wash brick in Texas?
Fall through spring is most forgiving. Experienced crews work year-round by avoiding direct afternoon sun and heavy rain.
Is financing available?
Brick Restoration offers flexible monthly payment options.
Choosing
Can I see a sample first?
Yes. After you approve your proposal, Brick Restoration applies a roughly 3×3 ft sample on your home. Work continues only after you sign off.
How do I choose a style?
Collect photos you like from Pinterest, Houzz, or Google, then try the Style Finder on this site. Bring both to your consultation.
Do I need HOA approval?
Often, yes. Many HOAs regulate exterior color and material changes. Get written approval before you commit.
Can I DIY German smear?
On a small interior surface, with practice, yes. For an exterior it's very hard to keep consistent, and mistakes are permanent — most homeowners hire a mason.
